One City Centre is an office complex development located in Ploenchit, central Bangkok. Meinhardt put together a team of seasoned Civil & Structural and ESD experts to work on the relevant design packages of this Grade A office development.

Key Design Elements:

• Grade A office tower, approximately 50 floors, with a typical floor plate approximately 1,750sqm with column-free design (15m lease depth, from the structural core).
• Optimum vertical transportation (lift) systems in terms of space efficiency, zoning (high – low) and traffic performance/lift waiting times.
• Provision of knock out panels for multi-floor tenants.
• Floor to floor height > 4.1m.
• LEED Gold Certification, with innovative sustainable design features, both passive/active design strategies.
• Civil plaza.
• Observation Deck / Retail venues at highest floors, with independent vertical transport.

Our engineers worked well within the requirements set by Bangkok Metropolitan Association (BMA) – GFA of 115,600 m² (inclusive of 20% allowance) in the following areas:

• Entrance Lobby
• Civic Plaza at ground and podium levels including retail spaces
• Retail: at podium levels 2,000 m²
• Retail: at tower roof levels 750 m²
• Grade A Office space (NLA): 65,000 m²
• Loading, logistics, storage
• Utilities and parking approx. 35,000 m²
